Base bid $1,794,550. Five findings cleared the bar. Project name, owner and dates removed.
- Extended general conditions An occupied school with contradictory completion dates in the front end. $250,000 – $400,000
- MEP coordination in an existing shell New services routed diagrammatically through a building nobody had surveyed above the ceilings. $100,000 – $180,000
- Copy-paste specification conflicts A project manual assembled from a master written for four schools. $15,000 – $50,000
- Concealed existing conditions Not a line item. A contingency to carry, named and sized. Carry 1 – 3 percent

Three of the five carry a range. They add to the $365,000 – $630,000 forecast exactly. The other two are a contingency instruction and a schedule risk, and neither is padded into the total.
